• What if you could offer your borrower a program where they could use their assets as collateral for the NOO loan without having to put a ton of cash down or liquidate stocks, bonds or mutual funds? After all, if they liquidate their investment portfolio, they would be subject to a hefty capital gains tax, and, they would be pulling their assets out of an income bearing vehicle. We allow the borrower to “pledge” their assets in lieu of down payment. This way the borrower can keep their assets where they can continue to work for them…in their investment portfolio. With pledged assets, we will lend up to 90% with no MI!
• Our Pledged Asset program is permitted for NOO Jumbo Investment Properties – up to 90% LTV: down payment would be 10% and the pledge would be 40% (using assets as collateral).
